What is a Home Inspection ?

A Home Inspection is a "Point of Sale" inspection that is typically performed specifically for the potential buyer. The inspection report is directed towards those items which the buyer has the contractual right to review prior to completing the purchase. (As defined in the "Real Estate Contract".)

"Home Inspections" may also be required as part of the mortgage process. There are special loan programs that may require a home inspection such as; "Chicago Bond Program", "Fannie Mae Reverse Mortgage" and "Illinois Bond Program", just to name a few. Tri-County is an approved inspection company for most specialty loan programs.

As of January 1, 2003 all home inspections performed in the State of Illinois must be completed by a "Illinois State Licensed Home Inspector".

As of July 1, 2005 all home inspections performed in the State of Indiana must be completed by a "Indiana State Licensed Home Inspector".

The buyer or agent should ask for proper State ID at the time of inspection.

Items included in a Tri-County Home Inspection:

 
  • Major Mechanical Items:

Heating System
Air Conditioning System
Plumbing System
Hot Water Heaters & Sump Pumps
Electrical System
Appliances (when requested)

 
  • Structural: All visible structural components
 
  • Roofing: All accessible roofing materials and roof coverings
 
  • Exterior Siding and Masonry
 
  • Basement Water Proofing Concerns
 
  • Carbon Monoxide Testing & Gas Leak Detection
 
  • Wood Destroying Insects: Termites, Carpenter Ants, Powder Post Beetles
 
  • "General Maintenance Items" will also be included in the report at the inspector’s discretion, but are not considered part of the inspection service.
 
Mechanical items can only be tested if all of the utilities are ON.

The inspection is limited to those items that are visible at the time of inspection. Inaccessible areas include, but are not limited to; enclosed walls, ceilings, floors, and items enclosed in concrete or under ground. Examples of inaccessible items include, but are not limited to; condition of electrical wiring inside walls, condition of plumbing lines inside walls or under ground, condition or existence of structural footings.
